Headline rent is a marketing number

The rent on the sign is the number the building wants compared. It is not the number you pay.

Two things move it. A concession pulls it down, unevenly, depending on how many days are free and when they fall. The fee stack pushes it up, permanently, every month of the lease. Neither appears in the search filter you used to find the place.

We publish both on every property we send, with the date we verified them — why we publish the numbers at all explains what we do and do not put our name to.

The daily rate is what makes two offers comparable

Concessions in Dallas are quoted in weeks or days far more often than in whole months. “Six weeks free” is 42 days. “Two months free” on a 15-month lease is roughly 61 days. A free February is 28 days; a free July is 31.

Monthly math breaks the moment a concession is not a whole month, and most are not. So we start from the daily rate:

Daily rate = (monthly rent × 12) ÷ 365

From there: multiply the daily rate by the days in the lease, subtract the free days at the same rate, and divide by the number of lease months. That gives effective monthly rent, and it is the only version of the number that survives a comparison between a 12-month and a 15-month offer.

Run it once and the ranking of two buildings frequently flips. Two months free on a 15-month lease runs $1,082 effective in the worked case we use. One month free on a 12 runs $1,146. That is a $64 monthly difference.

Two buildings can advertise the same rent and land more than $200 apart once this is counted. That is not an edge case in Dallas; it is the normal outcome, and it is why we state total monthly cost instead of rent.

Electricity is separate again. Texas runs a deregulated grid, so you choose a retail electric provider while Oncor delivers the power and bills the delivery charges. The clawback: when free rent becomes a debt

Free rent is conditional at most concession-heavy Dallas buildings. Break the lease early and the concession usually becomes repayable, and the terms live in a lease addendum rather than the lease body. Most renters never read that page.

Ask before you sign: if I terminate early, is the concession repaid, and at what rate? Get the answer in writing, and read the addendum, not the summary. We do this on every recommendation with a concession attached.

The related exposure is the reletting fee. Texas Property Code Section 92.019 governs late fees, but a reletting fee is a separate contractual charge in the lease itself. Between the clawback and the reletting fee, an early break at a concession-heavy building can cost more than the free rent was worth.

Year two is where the deal is decided

Concessions apply to year one. Month thirteen resets toward market. That is the part nobody explains, and it is why a lease that looked good in month one jumps several hundred dollars twelve months later.

Two questions handle it:

  1. What did this unit renew at last year?
  2. Does the concession repeat at renewal?

If the answer to the second is no, price the second year before you commit to the first. Sometimes the deeper concession is still the right call. Sometimes the shallower offer at a building with flatter renewals wins over 24 months. We run both and tell you which.

Types of cost you should separate

Recurring monthly. Effective rent, the fee stack, RUBS, renters insurance, electricity. This is the number that matters, because you pay it every month.

One-time at application. Application fee, generally $50 to $75 per adult and not refundable. An administrative fee. Any pet fee. Note that an application deposit is a different thing from an application fee under Texas Property Code Section 92.351 and following, with its own return rules if you are not approved.

One-time at move-in. Security deposit or a deposit alternative, prorated first-month rent, and utility connection charges.

Conditional. The concession clawback and the reletting fee, which cost nothing unless you leave early, and everything if you do.

What is the real monthly cost of a Dallas apartment?

It is the effective rent after the concession, plus every recurring fee the building charges. Effective rent comes from the daily rate: (monthly rent × 12) ÷ 365, multiplied by the lease days, minus the free days at that rate, divided by the lease months. The fee stack then adds amenity, parking, package, valet trash, pet rent, and any utility allocation. Dallas as a whole averaged $1,593 in July 2026 (RentCafe/Yardi Matrix, verified July 2, 2026), but that average prices nothing. Two units at that number can land $250 apart once the stack is counted.

What fees do Dallas apartments charge on top of rent?

The recurring ones are the amenity fee, parking (surface, covered, garage, or reserved), a package locker fee, valet trash, pest control, and monthly pet rent. Many buildings also bill water, sewer, and trash through RUBS, a ratio utility billing system that allocates the building's bill across residents rather than metering each unit. Some newer buildings carry mandatory bulk internet. At signing you will also see one-time charges: the application fee, an administrative fee, and any pet fee or deposit.

How do I calculate net effective rent?

Start with the daily rate: monthly rent times 12, divided by 365. Multiply that by the number of days in the lease. Subtract the free days at the same daily rate. Divide the result by the number of lease months. That is your effective monthly rent. Monthly math breaks the moment the concession is not a whole month, and most concessions are quoted in weeks or days.

Is two months free on a 15-month lease better than one month free on 12?

Usually, on effective rent. In the worked case we use, two months free on a 15-month term runs $1,082 effective and one month free on a 12 runs $1,146. The 15-month wins by $64 a month. That gap holds until renewal, and renewal is where these deals get you: the concession applies to year one, and month sixteen resets toward market.

What is a concession clawback?

It makes free rent repayable if you break the lease early. At most concession-heavy Dallas buildings the terms live in a lease addendum rather than the lease body, which is why most renters never read them. Break at month seven of a twelve-month lease with a month free and the free month can come back as a debt. Every recommendation we send with a concession states whether that building claws it back.

Do you charge for this?

What is the difference between an application fee and an application deposit in Texas?

An application fee covers the cost of processing and screening and is generally not refundable. An application deposit is money held toward a security deposit while the application is considered, and Texas Property Code Section 92.351 and following set out how and when it must be returned if you are not approved. Ask which one you are paying before you pay it. Application fees in Dallas commonly run $50 to $75 per adult.

Why does my rent jump at renewal?

Because concessions apply to year one. Month thirteen resets toward market, and if you took a deep concession the reset is the size of that concession plus whatever the market moved. Ask two questions before you sign: what did this unit renew at last year, and does the concession repeat. If the answer to the second is no, price year two before you commit to year one.

Can two apartments with the same advertised rent cost different amounts?

Routinely, and that is the point of this page. Parking, amenity, valet trash, package, and pet charges vary building to building. Add a bulk internet charge or a RUBS allocation and the gap widens further. The fee stack is where two identical-looking offers separate.
