1. Agreement

By using dallasapartmentlocating.com or engaging Dallas Apartment Locators Group, you agree to these terms. We operate under Spirit Real Estate Group, LLC, TREC #9003398, with Tom Birdwell as Designated Broker.

2. Services

We provide apartment locating services in Dallas County and the northern suburbs, including:

3. Cost to you

Our service is free to renters. We are compensated by a referral fee paid by the apartment community from its marketing budget. Your rent is the same as it would be if you found the property yourself. For the service to remain free, our company name and your agent's name must appear on the guest card and on the application.

4. What we do and do not represent

• We describe what properties require. We do not promise, guarantee, or predict approval, and no statement on this site should be read as an approval guarantee.
• We do not obtain, request, receive, or store your consumer report, screening file, or credit report. We work only from what you tell us.
• We do not set rent, fees, concessions, or screening criteria. Those belong to the property owner or its management company and can change without notice.
• We are not a party to your lease. Your lease is between you and the property owner or its management company.

5. Accuracy and verification dates

Rents, concessions, fees, availability, and screening criteria change frequently. Every figure we send carries the date it was verified against our own database. Information on this site is provided for general reference and may be out of date by the time you read it. If something we sent turns out to be wrong, tell us and we re-verify and resend the same day.

6. Calculators and estimates

Any calculator, worked example, or estimate on this site is an illustration. Actual costs depend on the lease, the addenda, the property's fee schedule, and utility billing arrangements. Read the lease and its addenda before you sign.

7. Fair housing

We comply with the federal Fair Housing Act and the Texas Fair Housing Act. We provide housing opportunities to all persons regardless of race, color, religion, sex, disability, familial status, or national origin. See our Fair Housing Statement.

8. Your responsibilities

• Give us accurate information about your income, credit range, rental history, and background situation.
• Review property criteria, the lease, and all addenda before applying or signing.
• Understand that application fees, generally $50 to $75, are set by the property and are not refundable.
• List our company and agent name on the guest card and application.

9. Limitation of liability

To the extent permitted by law, Dallas Apartment Locators Group is not liable for indirect, incidental, special, consequential, or punitive damages arising from use of this site or of our services, including application fees paid to a property, a denied application, or a change in a property's pricing, fees, or availability.

10. Intellectual property

Text, layout, and original graphics on this site are the property of Dallas Apartment Locators Group and are protected by copyright. You may quote short passages with attribution and a link.

11. Third-party links

This site links to property, government, and reference sites we do not control. We are not responsible for their content or practices.

12. Governing law

These terms are governed by the laws of the State of Texas, with venue in Dallas County, Texas.

13. Changes

We may revise these terms. Changes take effect when posted, with the updated date shown above.
