A free February is worth less than a free July

Twenty-eight days against thirty-one. At a $60 daily rate that is $180 of difference in the same “one month free” offer.

That is the whole problem with concessions. They are quoted in weeks, days, or named months, and the units do not convert cleanly into the monthly math everyone tries to use. Season changes the answer too — how a Dallas summer lease-up reads in peak season works a July offer end to end.

The daily rate

Daily rate = (monthly rent × 12) ÷ 365

Then:

  1. Daily rate × days in the lease = gross lease cost
  2. Daily rate × free days = concession value
  3. (Gross lease cost − concession value) ÷ lease months = effective monthly rent

That is the number to compare. It is the only version that survives a 12-month offer meeting a 15-month offer.

Notice that “four weeks free” and “one month free” are not the same offer, and neither are “six weeks free” and “a month and a half free.”

Cash rebates

Some operators and some competitors offer a flat cash rebate instead of a lower rent. It is easy to compare badly.

A rebate is one payment. A lower effective rent applies every month for the length of the lease. Over 12 months at a $50 monthly difference, the effective-rent path is worth $600; a $400 rebate is worth $400. Run both as a total over the full term and compare those numbers.

Then subtract the clawback risk, which applies to the concession path and not to the rebate. Sometimes that flips it. We run it either way and tell you which one wins for your situation, including when it is not the one we would earn on.

The clawback

Free rent is conditional at most concession-heavy Dallas buildings. Terminate early and the concession usually becomes repayable — and the terms live in a lease addendum, not the lease body.

Ask two questions before signing:

  • If I terminate early, is the concession repaid, and how is it calculated?
  • What is the reletting fee?

Why the offers are deep right now

Supply. Concentrated recent construction — the Design District inside the city, plus the Frisco and Allen-McKinney corridor to the north — puts many buildings in lease-up at once. A lease-up has occupancy targets and a marketing budget, and free weeks are the fastest lever it has.

That is a lease-up-stage fact, not a permanent condition, and it means the deepest offers cluster in the newest buildings. A stabilized property, one that has already reached full occupancy, has less reason to compete on price. Look-and-lease specials, waived admin fees, a gift card incentive, and pre-leasing discounts show up at lease-up buildings for the same reason.

Concessions expire

A concession has an expiration date and lease-up terms move weekly. We verify availability and terms against our own database before you drive, and every figure we send carries the date it was checked.

Send the offer

Rent, term, and the exact wording of the concession. Back comes the effective monthly rent, the itemized fee stack, total monthly cost, the clawback answer, and the renewal question — each with a verification date.

How do I calculate a Dallas apartment concession?

Convert the concession to days, then price the days. The daily rate is (monthly rent × 12) ÷ 365. Multiply the daily rate by the number of days in the lease, subtract the free days at that same rate, and divide the result by the number of lease months. That is your effective monthly rent. Six weeks free is 42 days, not a month and a half, and treating it as 1.5 months overstates the concession at every rent level.

Is six weeks free the same as a month and a half free?

No. Six weeks is 42 days. A month and a half at the average month length is about 45.6 days. The difference is small in percentage terms and real in dollars, and it compounds when you are comparing an offer quoted in weeks against one quoted in months. Convert both to days before you compare them.

Does it matter which month is free?

Yes, when the concession is expressed as a named month rather than a day count. A free February is 28 days. A free July is 31. At a $60 daily rate that is a $180 difference in concession value for the same headline offer. When the concession is quoted as weeks or days, the calendar does not matter. Only the count does.

Is two months free on a 15-month lease better than one month free on 12?

In the worked case we use, yes: $1,082 effective against $1,146, a $64 monthly difference in favor of the 15-month term. But the comparison is not complete until you add each building's fee stack and check the clawback, and it is not honest until you ask what happens at renewal. Concessions apply to year one. A 15-month lease also means your renewal lands in a different season, which changes what the market is offering when it does.

What is a concession clawback?

It makes the free rent repayable if you break the lease early. The terms usually sit in a lease addendum rather than the lease body, which is why most renters never see them. If you are taking a deep concession and there is any chance the job or the plan changes, read the clawback and the reletting clause together before you sign. Every recommendation we send with a concession attached states whether that building claws it back.

Is a cash rebate better than a lower effective rent?

Often not. A flat rebate is a one-time payment; a lower effective rent applies every month of the lease. Once you add the building's fee stack and the clawback exposure, the rebate frequently loses. Run both as a total cost over the full lease term and compare that number, not the headline.

Why are Dallas concessions so deep right now?

Usually not, or not at the same depth. Month thirteen resets toward market. Ask what the unit renewed at last year and whether the concession repeats before you sign year one. If the answer is no, price two years rather than one.

Will you tell me if the special is not worth taking?

Yes. If the concession does not survive the fee stack, or if the clawback makes it dangerous for your situation, we say so. Sometimes the building with no concession and a flatter renewal wins over 24 months.
