Three charges, not one

Most listings say “pet friendly” and quote one number. There are usually three, and only one of them recurs.

Monthly pet rent is the one that belongs in your total monthly cost. At two animals it can be enough to reverse which of two buildings is actually cheaper.

Some properties also add a PetScreening fee, charged by a third-party service that collects records and verifies breed and weight. That is separate again.

Breed and weight rules are property-level

The City of Dallas has no breed-specific legislation. Restricted breed lists here are set by individual properties and their insurers, and they vary.

What we see in practice:

  • A named list of restricted breeds and mixes, which differs between operators
  • A weight ceiling, commonly 50, 65, or 80 pounds
  • A count cap, usually one or two animals
  • A multi-pet premium, where the second animal costs more monthly than the first
  • Occasionally a pet interview or a veterinary reference

Because none of that is a market rule, generalizing wastes your time. We check your specific breed and weight against the specific property’s stated criteria before you tour, and the record carries the date we verified it.

Assistance animals are not pets

Under the Fair Housing Act, assistance animals — including service animals and emotional support animals — are not pets. A property may not charge a pet fee, pet deposit, or pet rent for one, and breed and weight restrictions do not apply the same way.

HUD’s assistance animal guidance sets out how a reasonable accommodation request works, and Texas Human Resources Code Section 121.006 addresses service animals in housing. The request goes to the property owner or manager.

We do not ask about disability, and we do not need to. Tell us the animal is an assistance animal and we treat it as the law requires: not a pet, not a fee, not a breed question.

Where the relief area is, and how far it is from your unit at 6am.

Whether there is a dog run, and whether it is maintained.

Which floor you are on, and whether the elevator situation makes four walks a day realistic.

Whether flooring is hard surface or carpet, which affects both your deposit exposure and the noise complaint risk from below.

None of that appears on a listing.

How much are pet fees in Dallas apartments?

PetScreening is a third-party service many management companies use to collect pet records, vaccination documents, and breed and weight verification, sometimes with its own screening fee. If a property uses it, you will complete a profile as part of the application. It is a property requirement, not a legal one, and the fee is separate from the property's pet fee.

Are service animals and emotional support animals subject to pet fees?
