1. Who we are

Dallas Apartment Locators Group ("we", "us", "our") is a licensed apartment locating team operating under Spirit Real Estate Group, LLC, TREC #9003398, with an office at 3102 Oak Lawn Ave, Suite 202, Dallas, TX 75219. This policy covers dallasapartmentlocating.com and the intake we run through it.

2. Information we collect

We collect only what you send us. That is normally:

  • Name, email address, and phone number
  • Target rent, gross monthly income, and move date
  • Neighborhood, commute, pet, and parking preferences
  • What you choose to tell us about your credit range, rental history, or background situation, so we can match it against property criteria
  • Messages you send us by form, email, or phone
  • Standard web analytics data (pages viewed, referring page, device type)

3. What we do not collect

We do not obtain, request, receive, or store your consumer report, screening file, or credit report. There is no permissible purpose under the Fair Credit Reporting Act for an apartment locator to pull one. We work only from what you tell us. We do not ask for your Social Security number, and you should not send it to us.

4. How we use your information

  • To match your stated situation against property screening criteria in our own database
  • To verify availability, pricing, concessions, and fees before you tour
  • To send you a property list and follow up on it
  • To refer you to communities and, where you ask us to, to submit a guest card in your name
  • To answer your questions and provide move-in concierge help after a lease is signed

5. Who we share it with

We do not sell your personal information. We share it in three situations:

  • Apartment communities. When you ask us to submit a guest card or arrange a tour, we pass your name and contact details to that community. This is how the referral fee that keeps the service free is recorded.
  • Service providers. Form processing, email, and analytics vendors that operate on our behalf and are bound to use the data only for that purpose.
  • Legal requirements. Our supervising brokerage, regulators including the Texas Real Estate Commission, and authorities where disclosure is required by law.

6. Data retention

We retain intake and correspondence for as long as needed to serve you and to meet brokerage record-keeping obligations under Texas law. You can ask us to delete your records at any time, subject to those obligations.

7. Your choices

  • Ask what we hold about you
  • Ask us to correct anything inaccurate
  • Ask us to delete your records
  • Opt out of follow-up at any time by replying to any message or calling the office

8. Cookies and analytics

This site uses cookies and similar technologies to understand how pages are used and to improve them. You can set your browser to refuse cookies. Doing so does not prevent you from using the site or from contacting us.

9. Security

We apply reasonable administrative and technical safeguards to the information you send us. No method of transmission over the internet is completely secure, so please do not send sensitive identifiers such as Social Security or account numbers through the contact form.

10. Children

This site is not directed to children under 13 and we do not knowingly collect information from them.

We may update this policy. The updated date at the top of this page reflects the most recent revision.
