Deep Ellum sits immediately east of Downtown, bounded by I-345 on the west and Exposition Avenue to the south. The DART Green Line runs through it with Deep Ellum Station on Good-Latimer, putting Downtown one stop away and Fair Park two.

Parking is the constraint that shapes every decision here. The district was platted before cars and the surface lots that remain are commercial. Assigned resident parking in a building is not optional infrastructure, it is a monthly line item, and guest parking is the question renters forget to ask.

Ask three things on any Deep Ellum tour: how many spaces come with the unit, what a second space costs, and whether guest parking exists and is enforced. The answers change the total monthly cost more than the rent difference between two buildings usually does.

On commute: I-30 and I-345 put you on the freeway network in under five minutes, and Baylor Scott & White's campus sits at the eastern edge, which matters if you work there.

Warehouse conversions bring their own checklist: window efficiency in a single-pane opening, HVAC in a room with a fifteen-foot ceiling, and sound transmission through original masonry. Ask what the summer electric bill runs for that specific floorplan.
