What we are

Dallas Apartment Locators Group is a free-to-renter apartment locating team working Dallas County and the northern suburbs. You pay nothing. The community pays a referral fee out of its marketing budget, and your rent is identical to what you would find on your own.

We are a new brand. That means we do not have placement counts, review totals, or a founding year to point at, and we are not going to invent any. A number that cannot be produced on request is a misrepresentation. What we can publish today is the brokerage and license, the licensed Texas agents behind the work, and exactly how we get paid.

What we actually do on every file

Two questions decide a lease, and neither answer is advertised. What will it really cost, and will they take you?

On cost, we verify availability and pricing against our own dated database before you drive, convert every concession to a daily rate, compare the full fee stack between buildings advertising the same rent, read the concession clawback terms out of the lease addendum, and name what month thirteen resets to.

On approval, we start with income, because income is the number that decides it. Most Dallas properties want 3x the rent in gross monthly income, some run 2.5x, a few run 2x. After that we match what you tell us against which management companies work with a low score, a thin file, collections, a broken lease, an eviction filing or judgment, or a background situation. We describe what properties require. We never promise approval.

How we know what we know

We research properties and maintain our own proprietary database: availability, pricing, concessions, fee stacks, screening criteria, each record stamped with an update date. That is the only source we cite, because it is the only one we control.

The failure mode is worth publishing too. Our list updates in real time and can still be wrong: a community did not update its system, or someone applied twenty minutes before you did. Tell us and we re-verify and resend the same day.

What we will not do

• We do not obtain, request, receive, or store your credit report or screening file. There is no permissible purpose under the FCRA for a locator to pull one.
• We do not guarantee approval, a rate, or availability.
• We do not characterize neighborhood safety or describe who a neighborhood is for. We describe price, commute, transit, and stock age.
• We do not frame a criminal record as automatically disqualifying or automatically acceptable. We state property policies factually: lookback windows, offense classes, case-by-case review.
• We do not place anyone on the sex offender registry.

Where we work

Dallas County and the northern suburbs, roughly a 45-kilometre radius from our Oak Lawn office. Eight neighborhood pages carry the detail: Uptown, Downtown, Deep Ellum, Design District, Oak Lawn, Knox-Henderson, Lower Greenville, and Richardson. Beyond those, we work the wider Dallas–Fort Worth–Arlington MSA, including Plano, Frisco, Garland, Irving, and Carrollton.
