Most Dallas properties require 3x the monthly rent in gross monthly income. Some run 2.5x. A few run 2x. That multiple is the first gate on nearly every application, and it is applied before anyone looks closely at a score.
At $5,000 a month gross: about $1,666 at 3x, $2,000 at 2.5x, $2,500 at 2x. Dallas averaged $1,593 in July 2026 (RentCafe/Yardi Matrix, verified July 2, 2026), which means the metro average sits inside a 3x qualification for a household grossing around $4,800.
Knowing which properties run 2.5x instead of 3x is worth more to a renter with a 580 than any advice about improving a score before a move date that is six weeks away.
Four different credit situations
Renters and properties both say “bad credit” when they mean four different things. They do not screen the same way.

A first-time renter with no score and a renter with a 540 and three rental collections are not in the same position, and sending them the same list wastes both their money.
What a 580 actually opens
Some Dallas properties take a 580. Some take lower with compensating factors. Others hold a hard floor and no amount of income moves it.
Where a property accepts a lower score, it usually asks for something in exchange:
- A higher deposit, sometimes a double deposit
- A deposit alternative — a surety product paid as a smaller upfront amount or a monthly fee
- A guarantor, typically held to 4x or 5x the rent and often required to be a Texas resident
- A conditional approval with stated terms
Which of these is on offer is a property-level fact, not a market-level one. It is exactly the kind of thing our dated database exists to hold.
Income that is not a W-2
Self-employed, 1099, gig, commission, and multiple-earner households run into a documentation problem more than an income problem. The property wants proof, and its stated proof is often “two recent paystubs.”
Properties that count non-W-2 income typically accept tax returns, bank statements, or a profit-and-loss statement instead. Some count only a percentage of variable income. Some require a longer history.

We never see your report
We do not obtain, request, receive, or store your credit report or screening file. There is no permissible purpose under the Fair Credit Reporting Act for an apartment locator to pull one.
Everything on this page runs off what you tell us. If a property denies you based on a consumer report, federal law entitles you to an adverse action notice naming the reporting agency — that is who you dispute with if the record is wrong, and the FCRA dispute process is the mechanism.
The screening vendors operating in Dallas are RentGrow, CoreLogic SafeRent, TransUnion SmartMove, RealPage, Experian RentBureau, and Contemporary Information Corp. Properties set their own thresholds inside those systems, which is why the same file gets different answers at two buildings.

Can I rent an apartment in Dallas with a 580 credit score?
At some properties, yes. Income is the first filter and it is the one that moves the outcome. Can I rent with no credit history at all?
Often, yes, and a thin file is a different problem from a damaged one. A first-time renter, a recent arrival to the US, or someone who has used cash and debit will have little or no score. Many Dallas properties handle that with a higher deposit, a guarantor, or a deposit alternative rather than a denial. The property set is different from the one for a low score, which is why we separate them.
Do collections or charge-offs stop me from renting?
Not necessarily, and the type matters. A rental collection reported through a service like Experian RentBureau reads differently from a medical or retail collection, because it goes to rental history rather than general credit. Properties weigh them differently. Paying or settling a balance changes how it presents. Tell us what is on the file and we match it against what properties state they require.
What about a bankruptcy?
A discharged Chapter 7 and an active Chapter 13 repayment plan present differently, and how long ago the discharge happened matters. Some properties screen bankruptcy separately from score; others fold it into the general credit decision. We describe what each property states and match accordingly.
Will a guarantor or cosigner help?
At properties that accept them, yes. A guarantor is normally held to a higher income multiple than the resident (often 4x or 5x the rent) and usually must be a Texas resident or meet the property's stated location requirement. What is a deposit alternative?
It is a surety or bond product some properties accept in place of a traditional cash deposit, usually as a smaller upfront payment or a monthly fee. Others handle the same risk with a double deposit or a conditional approval. Which of the three is available depends entirely on the property, and that is one of the things we track.
Do you pull my credit report?
