All four core DART lines — Red, Blue, Green, and Orange — converge Downtown, which is the reason car-free renters start here. Akard, St. Paul, West End, and Pearl/Arts District stations sit inside the central business district, and the Trinity Railway Express runs west toward Fort Worth from Union Station.

I-35E, I-30, and US-75 all touch the core, so the drive-time picture is good in every direction outside peak. What changes the calculation is parking. Many Downtown buildings charge for a garage space, some at a rate that rivals a second utility bill, and street parking is metered.

Downtown's distinctive stock is adaptive reuse: mid-century office towers converted to apartments. Floorplates were designed for desks, not bedrooms, so layouts run deep and irregular. Window lines vary floor to floor in the same building, and interior-facing units in a converted tower can be genuinely dark.

Ask to see the specific unit, not the model. In a conversion, the model is often the best floorplan in the building.

Elevator count relative to unit count matters more here than anywhere else, because office towers were built for staggered arrivals and residential buildings are not. Check the wait at 6pm, not at 11am on a tour.

The other conversion-specific items: package room capacity, whether valet trash runs, guest parking rules and enforcement, and how the building handles HVAC on a central system versus in-unit.
