Where Dallas renters lose money

Four mechanics account for most of the difference between what a lease looks like and what it costs. None of them are printed on the sign.

The rent on the sign is not the cost

Amenity, parking, package, valet trash, and pet fees separate two buildings advertising the same number. The gap is routinely triple digits a month.

Concessions are quoted in weeks, not months

Six weeks free is 42 days. A free February is 28 days; a free July is 31. Monthly math breaks the moment the concession is not a whole month, and most are not.

Income decides approval, not the score

Most Dallas properties want 3x rent in gross monthly income. Some run 2.5x. A few run 2x. Guessing which is which costs $50 to $75 per application, and applications do not come back.

Free rent can become a debt

Break a lease early at most concession-heavy buildings and the concession is repayable. The clawback terms sit in a lease addendum rather than the lease body, so most renters never read them.

How we know what we know

We track it ourselves, and every record carries a date

We research properties and maintain our own proprietary database: availability, pricing, concessions, fee stacks, and screening criteria, each record stamped with an update date. That is where our answers come from. We do not republish listing-site data, and we do not cite a source we cannot produce.

The competitive set in Dallas is real and it is capable. What none of them tracks is which management companies work with which situations. That is the difference between three applications and one, and at $50 to $75 each, non-refundable, it is the difference that costs money.

We also publish the failure mode. Our list updates in real time and it can still be wrong: the community did not update its system, or someone applied twenty minutes ago. Tell us and we re-verify and resend the same day.

Questions renters ask first

Are apartment locators really free?

Yes. You pay nothing. The community pays a referral fee from its marketing budget, and your rent is identical to what you'd find on your own. List our name and your agent's name on the guest card and application so we can keep the service free.

How much rent can I qualify for in Dallas?

Most Dallas properties require 3x the rent in gross monthly income, some 2.5x, a few 2x. At $5,000/month gross that's roughly $1,666 (3x), $2,000 (2.5x), or $2,500 (2x). Income decides approval more than the credit score does.

Can you help with a low credit score?

Yes. Income offsets a low score. We maintain a database of Dallas properties that work with a 580, a thin file, collections, or charge-offs. We describe what each property requires and never promise approval.

Can you help with an eviction or broken lease?

Yes. A filing screens differently than a judgment, and a broken lease differently than money owed. We know which Dallas properties consider each and under what terms. We work from what you tell us. We never pull your report.

What is a concession clawback?

A clawback makes free rent repayable if you break the lease early. The terms usually live in a lease addendum, not the lease body, so most renters never see them. Every recommendation we send with a concession states whether the building claws it back.

How fast can I get a list of apartments?

What if I'm self-employed or 1099?

We track which Dallas properties count 1099, gig, and commission income and which require W-2 paystubs. We work from what you tell us about your income and match it to properties that accept it.

Do you pull my credit or screening report?

Do you help with luxury high-rises?

Yes. We locate in Uptown, Downtown, Design District, Victory Park, Knox-Henderson, and Turtle Creek, comparing buildings on effective rent, the fee stack, and clawback terms rather than headline rent.

Is it cheaper to move or renew in Dallas?

Sometimes renewing wins, sometimes moving does. It depends on your increase versus what nearby buildings offer on effective rent. We run the math both ways. When it says renew, we say so, even though we earn nothing that day.

Do you help with second-chance leasing situations?

Yes. Second-chance leasing covers credit, rental history, and background situations together, and each one runs on the same principle: income offsets the rest. We match your specifics against our database of which Dallas properties work with which situation. Most Dallas leases run on the standard Texas Apartment Association form, and the landlord-tenant rules underneath it sit in Texas Property Code Chapter 92.
