Design District access and commute corridors

The Design District sits northwest of Downtown along the Trinity River, with Irving Boulevard and Hi Line Drive as the primary spines. Stemmons Freeway (I-35E) runs the eastern edge, which puts Downtown five minutes south and Love Field about ten minutes north outside peak.

The Margaret Hunt Hill Bridge connects to Trinity Groves and West Dallas. Riverfront Boulevard carries traffic toward the southern edge of Downtown and the convention center.

Transit coverage is thinner here than Downtown or Uptown, so most renters keep a car. That makes parking cost a smaller variable than it is Downtown, but it does not make it free — garage spaces in newer towers are still a monthly line.

What we check per property: drive time to your actual workplace at your actual departure time, not a generic downtown figure. A ten-minute difference in when you leave changes I-35E materially.

Building stock

New lease-ups: where the concession math decides the ranking

The Design District has absorbed a large share of the metro's recent high-rise construction, and that concentration is why concession terms here run deeper than anywhere else we work. A building in lease-up will trade rent for occupancy, and the offer is usually quoted in weeks free rather than dollars off.

Weeks free is not a discount percentage. Six weeks free is 42 days at the daily rate, which is (monthly rent × 12) ÷ 365. Run that against a competing offer of one month free on a 12-month term and the ranking often flips.

Two further items decide whether the offer is real. First, the fee stack: a new tower's amenity fee, garage parking, package locker, and valet trash can add up to more than the concession returns over the lease. Second, the clawback: at most concession-heavy buildings, breaking early makes the free rent repayable, and the terms live in a lease addendum rather than the lease body.

We state the effective rent, the fee stack, and the clawback answer on every Design District property we send. If the special does not survive that arithmetic, we say so.

Why are Design District concessions so deep?

Concentrated recent construction. A building still in lease-up has occupancy targets and a marketing budget, so it trades free weeks for signed leases. The depth of the offer says more about the building's lease-up stage than about long-term value.

How do I compare two Design District offers?

Convert both to effective rent on a daily rate: (monthly rent × 12) ÷ 365, times the lease days, minus the free days at that rate, divided by the lease months. Then add each building's fee stack. The ranking often changes once you do.

What is a concession clawback and does it apply here?

A clawback makes free rent repayable if you break the lease early. It is common at concession-heavy buildings, and the terms usually sit in a lease addendum rather than the lease body. Every recommendation we send with a concession states whether that building claws it back.

Is the Design District walkable to Downtown?

It is a short drive rather than a comfortable walk. Stemmons Freeway runs the eastern edge and Downtown is about five minutes south outside peak. Transit coverage is thinner here than Downtown or Uptown, so most renters keep a car.

What happens to my rent at renewal in a lease-up building?
