Reading the map
Dallas is organized around freeways, not neighborhoods. Where you sit relative to these decides your day:
- I-35E (Stemmons) — north-south on the west side, toward Denton
- US-75 (Central) — north-south on the east side, toward Richardson, Plano, Allen, McKinney
- Dallas North Tollway — north-south through the middle, toward Addison, Frisco
- I-635 (LBJ) — the northern east-west loop
- President George Bush Turnpike — the outer northern east-west route
- I-30 — east-west toward Fort Worth and Arlington
- DART rail — Red, Blue, Green, Orange, and Silver lines, plus the Trinity Railway Express to Fort Worth
Employment sits in clusters. Toyota North America and JPMorgan Chase in Plano. Charles Schwab at Westlake. Goldman Sachs at its Dallas campus. Richardson’s Telecom Corridor along US-75. Rent bands, so the map means something
Dallas averaged $1,593 in July 2026, down 0.35% year over year (RentCafe/Yardi Matrix, verified July 2, 2026). By unit type: studios $1,253 at 546 sq ft, one-bedrooms $1,416 at 721 sq ft, two-bedrooms $1,854 at 1,068 sq ft, three-bedrooms $2,224.
The spread inside that average is what matters. Uptown ran $2,802 and Downtown $2,049 over the same period, while Northeast Dallas ran $1,351. Forty-three percent of metro rentals sit in the $1,001 to $1,500 band, which is largely garden and mid-rise stock in the northern suburbs and the outer city.
Those are dated averages, not quotes. Every property we send carries its own effective rent and total monthly cost with a verification date.
Sight-unseen, done properly
Renting a unit you have not stood in is normal here. Doing it without getting burned takes five specific steps:
- Video walkthrough of the actual unit. Not the model. The model is frequently the best floorplan in the building.
- Fee schedule in writing before signing. The rent sheet and the fee schedule are different documents.
- The concession addendum, read. If there is free rent, there is usually a clawback, and it lives in the addendum.
- Delivery condition confirmed. What is being replaced, repainted, or cleaned before you arrive, in writing.
- Remote application and e-signature. Most Dallas properties run DocuSign or Blue Moon and can complete the whole file remotely.

Documentation from out of state

Yes, and it is a large share of what we do. Is it safe to lease an apartment sight-unseen?
It is routine in this market when it is done properly. Ask for a video walkthrough of the exact unit and not the model, get the fee schedule in writing before signing, read the concession addendum for clawback terms, and confirm what condition the unit will be delivered in. Matterport and similar 3D tours help but do not replace someone walking the actual unit. We do that part.
Which employers are near which submarkets?
The big north-corridor concentrations are Toyota North America and JPMorgan Chase in Plano, Charles Schwab at Westlake, and the Legacy West and Frisco corridor generally. Richardson's Telecom Corridor runs along US-75 between Campbell Road and the PGBT. Downtown carries AT&T's headquarters, the Federal Reserve Bank of Dallas, and Comerica. UT Southwestern, Parkland, Baylor Scott & White, and Children's Health anchor the Medical District. Tell us the address and we work from the address.
How fast can you turn a relocation around?

Does my employer's relocation package change your fee?
No. There is no fee to you either way. The community pays a referral fee from its marketing budget. If your employer's relocation provider requires documentation of the search, we can provide it.
What if I am out of state and my income documentation is unusual?
Out-of-state income, a new job that has not started, and 1099 or commission income all come up constantly in relocations. Properties vary in what they accept: an offer letter, a signed employment agreement, tax returns, or bank statements. We filter for properties whose stated documentation requirements you can actually meet before you apply.
