Renting a Dallas Apartment Sight-Unseen

It is routine here, done properly

A large share of Dallas leases are signed by people who have not stood in the unit. Corporate relocations, out-of-state moves, and compressed timelines all produce it, and relocation to Dallas runs the process end to end.

The risk is not the remote process. It is skipping the five steps that make the remote process safe.

Remote lease steps: verify, list, sign, move

The five steps

1. Verify the unit exists and is available. We check availability, pricing, and concessions against our own dated database before anything else happens. Listing feeds go stale; a verified record carries the date it was checked.

2. Get video of the actual unit. Not the model, and not only a 3D tour. Ask the leasing agent for live video or a recorded walkthrough of the specific unit number you would be leasing. A Matterport tour is a marketing asset shot in a staged unit; useful, not sufficient.

3. Get the fee schedule in writing. It is a different document from the rent sheet. It tells you the amenity fee, parking, valet trash, package, and whether internet is bulk and mandatory.

4. Read the concession addendum. If there is free rent, there is usually a clawback that makes it repayable on an early break. That matters more than usual in a relocation, because relocations change.

5. Confirm delivery condition in writing. What is being replaced, repainted, repaired, or professionally cleaned before you arrive. “It will be ready” is not a specification.

Out-of-state income documentation is worth flagging early. Properties vary on whether they accept an offer letter, tax returns, or bank statements in place of local paystubs, and that is one of the things we filter for.

The failure mode, stated

What to ask that people forget

  • Which floor and which direction does the unit face?
  • What is directly outside the windows — a courtyard, a garage wall, a freeway?
  • Is the unit above or below a mechanical room, trash chute, or amenity floor?
  • What is the parking assignment and how far is it from the elevator?
  • Is there anything currently out of service in the building?

Those are all answerable over email and none of them appear in photographs.

Before you pick a submarket
