Three things start it

What speeds it up

Documents scanned before you need them. Photo ID, two to three recent paystubs or the equivalent, bank statements if you are self-employed, and an offer letter if you are relocating for a new job. As PDFs, before the application opens.

Knowing your income multiple. Most Dallas properties want 3x rent in gross monthly income, some 2.5x, a few 2x. Knowing which properties run which removes the applications that were never going to work.

Flexibility on submarket. A hard requirement on one neighborhood in a compressed timeline is expensive. A commute ceiling in minutes is a much more useful constraint than a neighborhood name.

Vacant-ready units only. A unit “on notice” is not available now — the current resident has not left. On a short timeline we filter to units that are vacant and make-ready complete.
