Vacant-ready is not the same as available

This is the distinction that decides your timeline.

Vacant-ready means the unit is empty and make-ready is complete: cleaned, painted, repaired, inspected. You can move in as soon as the lease starts.

On notice means the current resident has given notice but has not left. Add their move-out date plus make-ready, which is commonly one to two weeks after that. On-notice units are routinely advertised as “available” without the qualifier.

Income documentation format. A property that wants two W-2 paystubs and receives a bank statement is going to ask again. Properties vary on what they accept from 1099, gig, and commission earners. We filter for the ones whose stated requirements you can meet.

Manual review. A rental history flag, a background item, non-standard income, or a guarantor routes the file to a human. That is not a denial; it is time. Some properties run automated decisions and some do not, and we flag which is which.

Make-ready. A unit that is vacant but not finished. Ask for the make-ready completion date in writing, not “should be ready.”

Verify before the drive

How fast can I move into a Dallas apartment?

When a unit is vacant-ready and your documents are in order, days rather than weeks. Screening turnaround at most Dallas properties runs 24 to 48 hours and can be same-day where the property uses an instant-decision vendor. After approval you sign, pay, provide a renters insurance certificate, and set up utilities. The binding constraint is almost never the paperwork. It is whether a unit is actually vacant and ready today.

What is the difference between a vacant-ready unit and one on notice?

A vacant-ready unit is empty and has completed make-ready: cleaned, painted, repaired, and inspected. A unit on notice has a resident who has given notice but has not moved out. What slows a Dallas move-in down?

What is a holding fee?

It is money paid to take a unit off the market while your application is processed, and it is not the same as a security deposit. Ask whether it is refundable if you are not approved and whether it applies toward the deposit if you are. Note also that under Texas Property Code Section 92.351 and following, an application deposit has specific return rules that an application fee does not.

Can I move in before my lease start date?

No. Occupancy starts at the lease start date. Some properties will adjust the start date to an earlier vacant-ready date, which is worth asking about directly if you are on a hard deadline. Prorated rent handles the partial first month either way.

How do I avoid wasting application fees under time pressure?

Match before you apply. Send your income, credit range, and any rental history or background situation, and we filter to properties whose stated criteria fit before you spend $50 to $75. Under a deadline the temptation is to apply to three places at once, and that is the single most expensive move available.

Do you charge extra for a rush?
