The realistic timeline
When a unit is vacant-ready and your documents are in order, days rather than weeks.

The binding constraint is almost never the paperwork. It is whether a unit is actually vacant and finished.
Vacant-ready versus on notice
Vacant-ready. Empty, and make-ready is complete: cleaned, painted, repaired, inspected. Available as soon as the lease starts.
On notice. The current resident has given notice but has not moved out. Add their move-out date plus one to two weeks of make-ready.
Both get advertised as “available.” Only one of them is available now, and we state which each unit is with the date we verified it.
What actually delays it
Documents. The most common cause and the easiest to fix. Have these scanned as PDFs before you open an application:
- Photo ID for every adult applicant
- Two to three recent paystubs or the equivalent
- Two to three months of bank statements if self-employed
- Offer letter if relocating for a new job
- Current and prior landlord contact details
- Pet vaccination records if applicable
Documentation format. A property that requires W-2 paystubs and receives a bank statement will ask again. We filter for properties whose stated requirements you can actually meet.
Manual review. A rental history flag, a background item, non-standard income, or a guarantor sends the file to a human. That is time, not a denial.
Make-ready. Ask for the completion date in writing rather than accepting “should be ready.”
The most expensive move under pressure
Applying to three properties at once. Applications run $50 to $75 per adult and are not refundable, so three guesses is $200 gone in a week you did not have. Matching first costs nothing and takes one message.
Holding fees and deposits
A holding fee takes a unit off the market while your application is processed. It is not a security deposit. Ask two things: is it refundable if you are not approved, and does it apply toward the deposit if you are.

Send three things
Budget, move date, and anything on credit, rental history, or background that could route your file to manual review.
Back comes a same-day list of units that are genuinely available now, with the income multiple, credit minimum, effective rent, and total monthly cost attached — the whole point of fast move-in.
