Dallas Apartment Locators Group Is Now Open — Free, and We Publish the Numbers

A new free-to-renter apartment locating team is open in Dallas, brokered by Spirit Real Estate Group (TREC #9003398). Here's what we do differently.

Dallas Apartment Locators Group opened this month. We are a free-to-renter apartment locating team working Dallas County and the northern suburbs, brokered by Spirit Real Estate Group, LLC — TREC #9003398.

The service costs you nothing. The community pays a referral fee out of its marketing budget when a lease is signed, and your rent is identical to what you would find on your own.

Why another locator

The Dallas competitive set is real and capable. Smart City Locating, Dallas Apartment Locating, Live Dallas Apartment Locators, The Urban Avenue, DFW Apartment Nerdz, and A OK Apartment Locators all operate here.

What none of them publishes is which management companies work with which situations.

That gap costs money. Applications in Dallas run $50 to $75 per adult and are not refundable. A renter who does not know which properties run a 2.5x income multiple instead of 3x, or which take a 580 credit score, or which review a felony under seven years, applies and finds out. Three applications is $200 spent on information.

We track it ourselves — availability, pricing, concessions, fee stacks, and screening criteria, each record stamped with an update date — and we publish what we know.

Two numbers decide a lease

Neither is advertised.

What it actually costs. Not the rent on the sign. Two months free on a 15-month lease runs about $1,082 effective; one month free on a 12 runs about $1,146. Those look similar on a flyer and differ by $64 a month. Add the fee stack — amenity, parking, package, valet trash, pet rent — and two buildings advertising the same rent can land $250 a month apart. Break the lease early and the free rent frequently comes back as a debt under a clawback clause most renters never read.

What it actually takes to get approved. Not the criteria on the website. Income decides it: 3x rent at most Dallas properties, 2.5x at some, 2x at a few. After that comes who takes a 580, who counts 1099 income, and who reviews a record case by case.

What we will not do

We do not obtain, request, receive, or store your credit report or screening file. There is no permissible purpose under the FCRA for a locator to pull one. We work only from what you tell us.

We do not guarantee approval. We describe what properties require.

We do not characterize neighborhood safety or describe who a neighborhood is for. We describe price, commute, transit, and stock age.

And we do not publish numbers we cannot produce on request. We are a new brand, so there are no placement counts, review totals, or years-of-experience figures on this site. Those get published when they exist.

The failure mode

Our list updates in real time and it can still be wrong. A community did not update its system, or someone applied twenty minutes before you did. Tell us and we re-verify and resend the same day.

Where to start

The Dallas market averaged $1,593 in July 2026, down 0.35% year over year (RentCafe/Yardi Matrix, verified July 2, 2026), with 43% of rentals in the $1,001 to $1,500 band. Uptown ran $2,802 and Downtown $2,049 over the same period. Those averages orient you. They do not price a lease.
