North Dallas runs along two parallel spines that behave nothing alike. US-75 Central Expressway is the eastern corridor, with Forest Lane Station, Spring Valley Station, and LBJ/Central Station on the DART Red and Orange lines providing the only rail service in the submarket. The Dallas North Tollway is the western spine, with no rail but faster car access between NorthPark Center at the south end and Galleria Dallas at the north. The two corridors are roughly three miles apart and price differently.

The President George Bush Turnpike crosses the northern edge of the area. The 1970s and 1980s garden apartment buildings on Coit, Hillcrest, and Forest are the affordable tier: larger units, surface parking, and more screening flexibility than the buildings on Preston farther west. A broken lease or a credit situation is workable on Coit and Forest in ways that Preston Road generally is not. Individual managers at older garden properties exercise real discretion rather than running a blanket automated criteria set.

Newer mid-rise construction along the Dallas North Tollway carries the standard institutional fee stack: amenity fee, reserved parking, package lockers, valet trash. Institutional operators like Greystar, Lincoln Property Company, and Highmark Residential manage much of the Tollway-adjacent inventory here, running automated screening criteria with less room for individual discretion than the garden stock.
