Transit, Commutes, and Daily Errands in Lake Highlands
The neighborhood sits between LBJ Freeway (I-635) to the north, US-75 Central Expressway to the west, and the White Rock Trail running through the southern and eastern sections. Skillman Avenue is the central north-south corridor. The Town Center at Skillman and Walnut Hill is the practical center for daily errands, with the Whole Foods at Skillman and Abrams as the everyday anchor.
Two Blue Line stations serve the area directly. Lake Highlands Station sits inside the core and LBJ/Skillman Station is at the northern edge near the freeway junction. Both put Downtown inside 25 to 30 minutes without a car. I-635 and US-75 are the drive options; the segment of 635 between Skillman and Central is a known morning bottleneck, and departure time changes the commute picture materially. Off-peak, most parts of the neighborhood reach Downtown in 20 minutes or less.
White Rock Trail connects south toward White Rock Lake and runs through the residential interior. Harry S. Moss Park covers more than 300 acres of genuine trail at the northeastern edge. Streets here are wide with old-growth tree canopy, and the feel is suburban without the address being outside the city.

Three Building Tiers and What Decides the Shortlist
The stock breaks into three tiers that lease to different renters at meaningfully different price points and qualification thresholds.
The 1970s and 1980s garden apartments along Skillman, Audelia, Ferndale, and Kingsley are the volume tier: large properties with surface parking, mature landscaping, and the widest range of qualifying situations in the submarket. Individual management companies on the older stock make case-by-case decisions, and a larger deposit frequently substitutes for a denial when income is solid. Boiler-fed hot water systems still run in some older buildings on these corridors, and pressure can be inconsistent by floor and time of day. Ask the property directly before committing.
Newer construction from 2015 through 2026 clusters around Town Center and along Skillman. Standard institutional qualification paths and amenity fee stacks apply. These buildings document a practice of pricing renovated and unrenovated units differently under one property name -- the unit you toured and the unit you receive the quote for can be different rooms at the same headline rent. Confirm the specific unit before comparing it to another building.
The 1990s product and renovated 1980s units in between carry the best value. Two operational questions apply across all three tiers: whether the unit has washer/dryer connections or only shared laundry room access, and whether covered parking is a separate monthly charge. Both belong in total monthly cost before comparing two buildings. Oncor is the electricity provider across Lake Highlands, and the deregulated Texas grid means selecting a retail plan before move-in day. Gated communities run throughout the neighborhood; broken gate maintenance is a recurring complaint, so ask how recently the gate was serviced.

Not automatically. A large portion of the rental stock carries a Dallas mailing address but sits inside Richardson ISD. The boundary cuts through the middle of the neighborhood without following obvious street patterns. The accurate answer is the RISD boundary lookup for the specific street address. We mention it at intake and link the district tool, but the call belongs to the district lookup, not to us.
Do Lake Highlands apartments have in-unit washer/dryer connections?
This is the first question to ask before comparing two buildings here. Many older buildings along Skillman, Audelia, Ferndale, and Kingsley have no in-unit connections and no shared laundry room, meaning you use a portable unit or a laundromat off site. We confirm laundry infrastructure per unit before putting it on a list, because the answer changes total monthly cost and daily convenience at the same time.
Why does the same complex advertise different rents for the same floorplan?
Many properties here price renovated and unrenovated units separately under one name. The renovated unit has updated finishes and a higher quoted rent; the classic unit carries original fixtures at a lower number. Both show up under the same property on aggregators. The quote you receive may not match the specific unit you toured. Confirm the quote is for the exact unit before comparing it to another building.
Is covered parking included in the rent or an add-on?
Usually an add-on. Covered or reserved parking in most of the garden and mid-range stock is a monthly charge rather than an amenity included in the headline rent.
