Fairview sits in Collin County between Allen to the south and McKinney to the north, with US-75 as the primary artery in and out of the city. Stacy Road runs east-west through the center of town, connecting residential areas to US-75 and the surrounding suburbs. There is no DART service, no rail, and no bus coverage. A car is required for every trip without exception.
The commute south on US-75 toward Plano and Dallas is the number that decides whether this address works for a given household. The drive from most addresses here to central Plano runs 25 to 40 minutes at 8am, depending on the specific address and departure point. That figure is different from what a map estimate shows at 11am. Ask for real drive times at your actual departure hour from the specific address to the specific workplace before two rents stand side by side.
The Village at Fairview is the retail anchor, handling grocery and daily errands for most of the city. Heard Natural Science Museum is accessible with real trail access. The honest read: if you are searching for a conventional apartment building with a management office and a standard application process, this is very likely the wrong search. Apartments are genuinely scarce here. Large-lot residential zoning drives the character of the city, and the rental inventory reflects that: single-family houses on large lots, managed by individual owners, make up the dominant supply.
Some newer apartment product exists near the US-75 retail corridor, and that is where the conventional stock is concentrated. That supply is limited and moves quickly.
Individual homeowners renting houses set their own terms on lease length, pets, parking, and screening. Terms vary property to property and are less predictable than an institutional operator's published criteria. Houses on larger lots and acreage may run on well or septic rather than municipal utilities; that changes the cost picture in ways that do not appear in the headline rent. Electricity territory belongs in every early cost conversation. Some properties in this part of Collin County fall in cooperative territory rather than Oncor, which means the Power to Choose marketplace does not apply at those addresses.
