Allen Commutes - No Rail, Car-Only Math
Allen sits at the north end of the US-75 Central Expressway corridor, directly between Plano to the south and McKinney to the north. US-75 is the primary artery and gives access south toward Richardson and downtown Dallas. Allen renters commute to Toyota North America in Plano, Texas Instruments and State Farm in Richardson, and offices across the DFW metroplex. The drive to downtown runs roughly 40 to 50 minutes outside peak and extends materially in traffic. SH-121 and the President George Bush Turnpike cross the southern portion of the city, connecting west toward Frisco and Carrollton and east toward Wylie. Both carry tolls, and a renter using them for a regular south or cross-county commute should add that cost to total monthly cost before comparing rents.
There is no DART rail service. The city is not in the DART system, so a car is required for every commute without exception. Commute drive time is the most important variable in any address comparison, and we note it per building address at your actual departure time rather than as a city-level average.
Within the city, US-75 frontage gives access to Watters Creek at Montgomery Farm and Allen Premium Outlets on the west side of the freeway. Main Street runs the east-west center of the older grid. Exchange Parkway is the commercial spine running east-west across the southern half. Allen sits on the Oncor deregulated grid, so selecting a retail electric provider is the first task after signing a lease. Our office is at 3102 Oak Lawn Avenue in Dallas, roughly 35 to 40 minutes south on US-75 depending on departure time.

The rental inventory is well-supplied and simpler to navigate than McKinney or Frisco: less internal variation, which makes a search faster, but the options are narrower at the edges. The city carries essentially no genuinely old stock. Newer product concentrates along US-75 frontage and around Watters Creek at Montgomery Farm. The Watters Creek corridor carries a genuine walkability premium earned by proximity to the creek-side mixed-use center, restaurants, and the event venue. Buildings adjacent to the development price above the rest of the city, and whether that premium is worth it is a numbers question, not an opinion. Townhomes, build-to-rent communities, and single-family rentals provide the no-shared-walls option across the city. Class B buildings away from the Watters Creek corridor screen through RentGrow, CoreLogic SafeRent, or TransUnion SmartMove with published criteria and easier qualification requirements than the newer product, which is the strongest path for a renter with a complicated credit or rental-history situation.
