What to Send Us Before You Apply With a Record

Applications run $50-$75 and don't come back. Send the offense class, age, and income and we match you before you spend — one application, not three.

Three facts, one message

That is the whole ask.

  1. Offense class — felony or misdemeanor, and the category if you know it
  2. How long ago — the year is enough
  3. Gross monthly income — before tax, including 1099, gig, or commission income

Add the disposition if you know it — dismissed, deferred adjudication, an order of nondisclosure, or a conviction — because that changes what surfaces in a screening at all.

What not to send

Do not send:

  • Your screening report or credit report
  • Court documents or case records
  • ID or Social Security number
  • Anything you would not want in an email

We never obtain, request, receive, or store your consumer report or screening file, because there is no permissible purpose under the FCRA for a locator to pull one. A short description is all we work from.

Be accurate rather than optimistic

A description that understates a record produces a list that does not fit, and you find out at the application fee. There is no upside to rounding it down.

What comes back

Usually the same day. A list of Dallas properties whose stated criteria fit what you described, each carrying:

  • The income multiple the property runs
  • The credit minimum, if it publishes one
  • Whether the property reviews case by case or runs a fixed criteria set
  • Effective rent and total monthly cost
  • The date we verified all of it

Where a property reviews individually, we say what it asks for — documentation, a letter of explanation, a larger deposit, or a guarantor.

Then apply once

Pick the best fit and apply there. If it is a case-by-case property, have your short factual letter ready: what happened, when, how it resolved, what has changed. Four sentences, no narrative.

If something on the list turns out to be wrong — criteria changed, the unit leased — tell us and we re-verify and resend the same day.
