How Long an Eviction Affects Your Dallas Application

Record age matters. Here's how Dallas properties treat the age of an eviction and which ones consider older records with strong income.

Every other factor in an eviction file is fixed. The age is not, and it is the one that moves the property set most reliably.

What a lookback window means in practice

If a property screens two years back and your record is three years old, it falls outside the window for that property’s criteria. That is not the same as the record disappearing. It means this property’s criteria are not asking about records that old.

Texas does not seal eviction records

There is no general mechanism in Texas to remove an eviction case from the court record. Occasionally a case is expunged or corrected where it was filed in error, but that is an exception rather than a route.

Anyone offering to remove an eviction from your record for a fee is selling something they cannot deliver.

Satisfaction is a separate lever

Age and satisfaction move independently. A satisfied judgment reads better than an unsatisfied one at every age, so if there is a money component and you can resolve it, that helps regardless of how old the case is.

Income does not age

Most Dallas properties want 3x the rent in gross monthly income, some 2.5x, a few 2x. That gate applies the same way at year one and year six.

A renter with a five-year-old record and income comfortably above the multiple has a real list. A renter with the same record scraping the multiple does not, and no amount of elapsed time fixes that.
