The distinction that decides the application
A filing means a landlord started an eviction case in a Justice of the Peace court. It is a court record immediately, before anything is decided.
A dismissal means the case ended without a ruling against you — settled, withdrawn, or dismissed by the court.
A judgment means the court ruled for the landlord. It may carry a money component.
A writ of possession is the enforcement step after a judgment.

Most renters say “I have an eviction” for any of these. Which one it actually is changes the property list substantially, and it is the first thing eviction-record locating sorts out.

Where the records come from
Dallas County eviction cases are heard in Justice of the Peace courts. Screening vendors — RentGrow, CoreLogic SafeRent, TransUnion SmartMove, RealPage — source from those court records and report them against criteria the property configured.
The vendor does not decide. The property does. That is why the same case gets different answers at two buildings.
Reports contain errors
A dismissed case reported as a judgment is a specific, common error. If a property denies you and the reason surprises you, ask for the adverse action notice — federal law requires it when a denial is based in whole or part on a consumer report, and it names the agency to dispute with.
Income is still the first gate
Most Dallas properties want 3x the rent in gross monthly income, some 2.5x, a few 2x.
An eviction record narrows which properties will look. Income decides how much of what remains is actually available to you. Both matter and they operate in that order.

- The disposition — dismissed, settled, ruled
- The year
- Whether any money component has been satisfied, with documentation
- Your gross monthly income and target rent
