South Irving's main corridors are Irving Boulevard, Story Road, and Rock Island, running through the older core of the city between the Heritage District and the Trinity River bottoms to the east.
The DART Orange Line stops at Downtown Irving/Heritage Crossing Station, the transit anchor for this corridor. Irving is a DART member city, so bus coverage here is real and matters for renters who do not drive or prefer to keep one car. The station connects to Downtown Dallas and continues west toward DFW Airport on the same line.
SH-183 (Airport Freeway) runs through Irving and provides freeway access toward DFW and Dallas. I-35E intersects to the east. Travel times to Downtown Dallas and Love Field depend on direction and peak conditions on SH-183.
The submarket's practical advantage is price, not amenity stacking.
