Getting Around Las Colinas - SH-161 Tolls and DART Access
Las Colinas Urban Center sits at the intersection of SH-114 and SH-161 in Irving. SH-114 runs east to Downtown Dallas in 20 to 25 minutes off-peak: that is the primary corridor most renters use. SH-161 runs north toward DFW Airport and south toward Grand Prairie; it is a toll road, and round-trip commute frequency at normal usage adds a real monthly amount that belongs in the total monthly cost calculation before you choose an address where it is the primary route.
The DART Orange Line serves Las Colinas Urban Center Station and Irving Convention Center Station. The Las Colinas APT, an automated people-mover operating inside the Urban Center, connects points within the district at no additional charge. I-635 runs the northern edge of the submarket and connects west toward DFW Airport and east toward the northern Dallas suburbs. Most renters here keep a car; the Urban Center's transit infrastructure is the best in Irving but still assumes a car for most errands outside the immediate canal zone.

Convert any concession to a daily rate before comparing: (monthly rent times 12) divided by 365, times the free days. A six-week-free offer at a 15-month lease and a one-month-free offer at 12 months are different numbers, and neither is self-evident from the headline.
The 1990s garden-style buildings on the same canals are the value tier that most renters walk past. Rents run meaningfully lower than the newer waterfront product, and the canal setting is comparable. If the shortlist is built only from new construction, this tier is invisible. Canal and lake-view units carry a premium.
