The gap

Where Argyle Renters Lose Money

The same four mechanics decide the true cost of a lease in Argyle as anywhere else in Dallas. None of them are printed on the sign.

01

The rent on the sign is not the cost

Amenity, parking, package, valet trash, and pet fees separate two buildings advertising the same number. The gap is routinely triple digits a month.

02

Concessions are quoted in weeks, not months

Six weeks free is 42 days. A free February is 28 days; a free July is 31. Monthly math breaks the moment the concession is not a whole month, and most are not.

03

Income decides approval, not the score

Most Dallas properties want 3x rent in gross monthly income. Some run 2.5x. A few run 2x. Guessing which is which costs $50 to $75 per application, and applications do not come back.

04

Free rent can become a debt

Break a lease early at most concession-heavy buildings and the concession is repayable. The clawback terms sit in a lease addendum rather than the lease body, so most renters never read them.

Local logistics

Commutes, Roads, and Drive Times

Argyle sits between Denton to the north and Flower Mound to the south, with US-377 running the town's western spine and I-35W accessible to the east via Northlake. No rail or public transit serves the area. A car is required for every commute.

Drive times from most addresses here run 15 to 25 minutes to Lewisville and 15 to 20 minutes to Denton under normal conditions. Fort Worth is 20 to 30 minutes south via I-35W. The commute to Dallas proper is long regardless of the route; get actual door-to-door times at your departure hour before signing, because US-377 through Old Town runs at signal-controlled surface speeds that make the mileage figure understate the drive time.

I-35W east of Northlake extends the freeway option for commutes heading south toward the Fort Worth and Alliance corridors. There are no highway interchanges inside the town itself, so on-ramp access depends on your specific address.

Building stock

Rental Stock: Houses, Acreage, and Build-to-Rent

Conventional apartments are essentially absent in Argyle. Zoning here favors large lots, so the rental inventory is almost entirely single-family houses, a significant share of them on acreage. Lantana, the master-planned community on the Argyle-Bartonville line, brings newer single-family rental product and some build-to-rent inventory with community amenities; that is the closest thing to a conventional apartment experience in this part of the county.

Most of the inventory outside Lantana is leased by individual owners rather than institutional operators. Approval decisions are case by case, not through published screening criteria. If your credit or rental history is complicated, Denton and Lewisville both carry formal institutional inventory where criteria are published and the approval path is consistent.

Acreage rentals sometimes include barn or pasture use. Those leases carry their own liability and upkeep questions that a standard residential lease does not address. HOA covenants at some Lantana addresses add parking, pet, and lawn maintenance rules on top of the lease. Read the specific lease terms and any HOA restrictions before committing.

Many properties here are on well and septic systems rather than city utilities. That is a different cost and maintenance conversation: water quality testing, septic pumping schedules, and owner-versus-tenant responsibility for each should all be confirmed in writing before you move in.

Argyle questions

Are there apartments in Argyle, TX?

Essentially none. Zoning here favors large lots, and conventional apartment inventory is absent. The rental market is almost entirely single-family houses, many on acreage, plus newer single-family build-to-rent product near Lantana. If you need a conventional apartment with a formal institutional approval process, Denton to the north and Lewisville to the east carry real inventory with published screening criteria.

Which school district serves Argyle?

Argyle ISD serves most of the town. Parts fall within Denton ISD and Northwest ISD. District assignment follows the service address, not city limits or zip code. Verify the specific address against the relevant district's boundary lookup before any lease decision depends on the answer. We note the school district at intake.

Can I keep a horse at an Argyle rental?

Some acreage rentals include barn or pasture use, but that arrangement comes with its own lease questions around liability, maintenance responsibility, and what counts as normal wear and tear on agricultural improvements. Read the specific lease terms before committing. We flag acreage and equestrian properties separately so you know what the lease actually covers.

Are properties in Argyle on well and septic?

Many are. Well and septic is a different cost and maintenance conversation than city utilities: water quality testing, septic pumping schedules, and owner-versus-tenant responsibility for each should be confirmed in writing before you move in. We note utility type at intake for each property we send.

Do I pick my own electricity provider in Argyle?

Not at every address. As of 2026, cooperative electric territory is common in this part of Denton County. Some addresses here are served by a cooperative rather than Oncor, which removes the Power to Choose marketplace from those locations. Verify the utility name by service address before building any budget assumption around provider comparison.

How far is Argyle from Lewisville and Denton?

Most addresses here run 15 to 25 minutes to Lewisville and 15 to 20 minutes to Denton under normal conditions. US-377 through Old Town runs at surface signal speeds, so the mileage understates drive time. Get real door-to-door times at your departure hour before you sign.

Can I rent in Argyle with bad credit or a broken lease?

Individual owners lease most Argyle inventory and decide case by case - no published criteria or formal conditional approval path. If your situation is complicated, Denton and Lewisville carry institutional inventory with published screening criteria and deposit alternatives. Tell us your situation and we match you to the properties where the criteria fit.

Is there a fee to use an apartment locator for Argyle?

No cost to you and your rent is identical to what you would find on your own. The community pays a referral fee from its marketing budget. List our name and your agent's name on the guest card and application before first contact with a property so the service stays free.
