A listing site is a feed. A locator is a filter.
Listing sites publish what properties send them. That data is broad, and it is frequently stale by the time you read it: rent that moved, a concession that expired, a unit that leased twenty minutes ago.
Nothing is wrong with using them. They are a good way to learn the shape of a market. What they cannot do is tell you what a lease actually costs or whether you will be approved.

The four differences that matter
1. Verification. We check availability, pricing, and concessions against our own dated database before you drive. Each record carries an update date. A listing site shows you what it was sent.
2. Effective rent. Listing sites show headline rent and, sometimes, a concession banner. Neither is the cost. We convert every concession to a daily rate — (monthly rent × 12) ÷ 365 — and state the effective monthly. See true monthly cost for the full method.
3. The fee stack. Amenity, parking, package, valet trash, pest, pet rent, and RUBS separate two buildings advertising the same rent by triple digits a month. That fee schedule is a separate document from the rent sheet, and it is rarely in a listing.
4. Situation matching. No listing site knows which management companies run a 2.5x income multiple, which take a 580, which count 1099 income, or which review a record case by case. We track that ourselves, dated — how Dallas screening actually works covers the criteria behind it.

What it saves in dollars
Applications in Dallas run $50 to $75 per adult and are not refundable. Searching without criteria data means applying and finding out, and three applications is $200 gone.
The second cost is the fee stack. Choosing between two buildings on headline rent, when one carries $220 a month more in fees, costs $2,640 over a twelve-month lease. Nothing on a listing page surfaces that.
