The gap

## Where Frisco Renters Lose Money

The same four mechanics decide the true cost of a lease in Frisco as anywhere else in Dallas. None of them are printed on the sign.

01

### The rent on the sign is not the cost

Amenity, parking, package, valet trash, and pet fees separate two buildings advertising the same number. The gap is routinely triple digits a month.

02

### Concessions are quoted in weeks, not months

Six weeks free is 42 days. A free February is 28 days; a free July is 31. Monthly math breaks the moment the concession is not a whole month, and most are not.

03

### Income decides approval, not the score

Most Dallas properties want 3x rent in gross monthly income. Some run 2.5x. A few run 2x. Guessing which is which costs $50 to $75 per application, and applications do not come back.

04

### Free rent can become a debt

Break a lease early at most concession-heavy buildings and the concession is repayable. The clawback terms sit in a lease addendum rather than the lease body, so most renters never read them.

Local logistics

## What Tolls and Electricity Cost in Frisco

The Dallas North Tollway runs north-south through the city; SH-121 (the Sam Rayburn Tollway) crosses east-west. Both carry tolls, and a renter using both daily for a south commute toward Plano or Dallas can spend $80 to $150 a month before a single building fee is counted. That belongs in total monthly cost before comparing a Tollway-adjacent building to one on Preston Road two miles east.

No rail serves the city. Car ownership is not optional for most addresses. Internal arteries include Preston Road, Eldorado Parkway, and Warren Parkway running east-west across the city.

Electricity adds a variable that does not show up on any apartment website. Most of the city falls inside Oncor delivery territory, where you choose your own retail electric provider from the deregulated Texas grid. Parts of the city fall under an electric cooperative where the cooperative is the only provider and there is no shopping to be done. Before spending an evening comparing plans, confirm the utility name on a recent bill or ask the leasing office which provider serves that specific address. The answer changes the setup process entirely.

Frisco Independent School District serves most addresses, but Prosper ISD, Lewisville ISD, Little Elm ISD, and Plano ISD each cover pockets of the city. Corporate employers including T-Mobile and Keurig Dr Pepper draw steady relocation traffic into the area.

Building stock

## Newer Construction and a Small Value Tier

Almost everything here was built after 2012. Newer garden, mid-rise, and podium construction is the dominant product. Townhomes and build-to-rent single-family rentals are broadly available, with the Legacy West corridor in neighboring Plano drawing additional apartment demand from the south. Three-bedroom options run deeper here than most of the northern suburbs. The small value tier sits in the older southern and central parts, where late-1990s and early-2000s product prices below the newer supply.

New buildings deliver constantly - as of 2026, lease-up concessions remain a regular feature. Specials shift month to month. A free-rent offer is worth the daily rate times the number of free days and nothing else. Clawbacks are standard at most new lease-ups: free rent becomes repayable if the lease ends early, and the terms sit in a lease addendum rather than the lease body. Amenity fees, valet trash, and covered or garage parking sit outside quoted rent at most newer buildings. Some properties carry a bulk internet charge. Dallas Apartment Locators Group states total monthly cost on every recommendation.

Formal institutional screening runs throughout the city. There is limited older stock where managers exercise individual discretion. If income is strong and credit or rental history is complicated, the path here runs through a lease guarantee company, a larger deposit, or qualifying on documented assets. A doctor with student debt and thin credit has formal approval paths through the right channel. What does not work is expecting a cheap older building to take a risk, because the city does not have many.

Answers

## Frisco questions

Do I pick my own electricity provider in Frisco?

It depends on your specific address. Most of the city falls in Oncor delivery territory, where Texas deregulation lets you choose your retail electric provider from a competitive market. Parts of the city fall under an electric cooperative where the cooperative is the only provider and there is no shopping to be done. Check the utility name before you plan a provider session. The leasing office or the Power to Choose website at powertochoose.org can confirm which applies to that address.

What will tolls cost commuting from Frisco?

As of 2026, a renter using the Dallas North Tollway and SH-121 daily for a south commute can spend $80 to $150 a month or more, depending on route and frequency. That number belongs in total monthly cost before comparing a Tollway-adjacent building to one on Preston Road. We build the toll estimate into every Tollway-corridor and SH-121-corridor recommendation.

Which school district serves my address in Frisco?

Most addresses fall inside Frisco ISD, but parts of the city are served by Prosper ISD, Lewisville ISD, Little Elm ISD, and Plano ISD. The boundary does not follow obvious street patterns. The accurate answer is the boundary lookup for the specific street address. We confirm the school district at intake for every address on a list.

Do I have to pay back the free rent if I move out early?

At most new lease-ups in the city, yes. Clawbacks are standard: free rent is repayable if the lease ends early, and the terms sit in a lease addendum rather than the lease body, which is why most renters never see them. We read the addendum and state the clawback answer on every concession-heavy building we send.

I am self-employed. How do I qualify here?

Self-employment income is workable through the right channel. Most properties run formal institutional screening that expects W-2 paystubs. Properties that count 1099 income, accept bank statements in lieu of paystubs, or qualify on documented assets are the ones we track. A business owner with strong reserves is genuinely approvable through those paths. Tell us your income structure and we describe what each building requires. We never promise approval.

Can I rent here with bad credit if my income is strong?

Yes. Formal institutional processes at newer buildings run real conditional approval paths. A lease guarantee company that co-signs the lease for a fee, a larger deposit, a qualified co-signer, or qualifying on documented assets are the real options when income is solid. There is limited older stock where managers exercise individual discretion, so the formal path is generally the only one. We match what you tell us to buildings where that path is open and describe what each requires. We never promise approval.

What kind of apartments are available in Frisco?

Overwhelmingly newer garden, mid-rise, and podium construction built since about 2012. Townhomes and build-to-rent single-family rentals are broadly available, including three-bedroom options. A smaller tier of late-1990s and early-2000s product exists in the older southern and central parts at lower prices. New buildings deliver constantly and specials shift month to month. We verify current availability before you drive.

How much does an apartment locator cost in Frisco?

No cost to you and your rent is identical to what you would find on your own. The community pays a referral fee from its marketing budget. List our name and your agent's name on the guest card and application before first contact with a property so the service stays free.

Are there Section 8 apartments in Frisco?

Housing Choice Voucher acceptance varies by property and is not common across the newer Frisco stock. The Collin County Housing Authority administers the local program. Our service focuses on market-rate apartment locating and does not specialize in voucher placement.
