# Reading Dallas Geography Before You Pick a Neighborhood

Corridors, submarkets, and DART lines decide your commute. Here's how to orient by price and commute before you pick. No safety or lifestyle steering.

## Dallas is organized around freeways

Not neighborhoods. Where you sit relative to five corridors decides your day, and orienting by corridor is the first thing

-   **I-35E (Stemmons)** — north-south on the west side, toward Denton
-   **US-75 (Central)** — north-south on the east side, toward Richardson, Plano, Allen, McKinney
-   **Dallas North Tollway** — north-south through the middle, toward Addison and Frisco
-   **I-635 (LBJ)** — the inner northern east-west loop
-   **President George Bush Turnpike** — the outer northern east-west route

Plus **I-30** east-west toward Arlington and Fort Worth, and **Loop 12** as an inner ring.

## Rent bands, dated

Dallas averaged **$1,593** in July 2026, down 0.35% year over year (RentCafe/Yardi Matrix, verified July 2, 2026). By unit type: studios $1,253 at 546 sq ft, one-bedrooms $1,416 at 721 sq ft, two-bedrooms $1,854 at 1,068 sq ft, three-bedrooms $2,224.

The spread is what matters:

Forty-three percent of metro rentals sit in the $1,001 to $1,500 band, which is largely garden and mid-rise stock outside the urban core.

## Transit

DART runs five rail lines — Red, Blue, Green, Orange, and Silver — plus the Trinity Railway Express west to Fort Worth from Union Station.

All four core lines converge Downtown, which is why it is the starting point for a car-free renter — and why corridor orientation matters most when you are

. Beyond that:

-   **Red and Orange** run north up the US-75 corridor through Mockingbird, Park Lane, and into Richardson and Plano
-   **Green** runs southeast through Deep Ellum and Fair Park, northwest through Love Field toward Carrollton
-   **Blue** runs south toward Oak Cliff and north to Garland
-   **Cityplace/Uptown** serves Uptown’s eastern edge

Coverage varies block to block. A property four blocks from a station and one twelve blocks away are different propositions, and we note the walk distance per property rather than describing a whole submarket as “transit-accessible.”

Send the address rather than the city. Drive time from the same neighborhood to two Plano addresses can differ by twenty minutes at 8am.

## A practical sequence

1.  Fix the workplace address and your acceptable commute in minutes, at your real departure time.
2.  Draw the corridor that serves it.
3.  Set the rent band your income supports at the property’s multiple — 3x at most Dallas properties.
4.  Look at building stock in that corridor and band: garden, mid-rise, or tower, and what each carries in fees.
5.  Only then start comparing specific buildings on effective rent.
