## Age is the variable that improves on its own

Every other factor in an eviction file is fixed. The age is not, and it is the one that moves the property set most reliably.

## What a lookback window means in practice

If a property screens two years back and your record is three years old, it falls outside the window for that property’s criteria. That is not the same as the record disappearing. It means this property’s criteria are not asking about records that old.

The practical consequence: the list of properties open to you grows every year, without you doing anything.

## Texas does not seal eviction records

There is no general mechanism in Texas to remove an eviction case from the court record. Occasionally a case is expunged or corrected where it was filed in error, but that is an exception rather than a route.

Anyone offering to remove an eviction from your record for a fee is selling something they cannot deliver.

## Income does not age

A renter with a five-year-old record and income comfortably above the multiple has a real list. A renter with the same record scraping the multiple does not, and no amount of elapsed time fixes that.
