## The stack is heaviest at the top of the market

High-rise buildings carry more infrastructure than garden or mid-rise stock — structured parking, elevators, staffed lobbies, amenity floors — and the fee schedule reflects it.

Two towers quoting the same rent routinely land several hundred dollars apart per month once the stack is applied. That is enough to reverse a comparison you made on the sign, and it is why

In a garden complex, parking is usually surface and often included. In a tower it is structured, finite, and priced.

Ask four questions:

1.  What is included with the unit — one space, none, or an allowance?
2.  What does a second space cost?
3.  Is reserved priced above unreserved, and by how much?
4.  Is guest parking available, at what rate, and is it enforced?

For a two-car household, the difference between one included space and two paid spaces is a substantial recurring line that never appears in a listing.
