This is not a scam and it is not unusual. It is the property protecting a marketing spend it made to fill a unit. It is a problem only when nobody tells you it is there, which is most of the time, because the terms are not in the lease body. They are in a concession addendum, and it is a separate page you sign in a stack of them.

## How it is triggered

Read the trigger language. It usually names one or more of these:

-   Early termination by the resident, for any reason
-   Termination by the property for lease violation
-   Failure to complete the stated lease term
-   Sometimes: a transfer to another unit within the same community

And then the repayment method:

-   **Full repayment** of the entire concession, regardless of how far into the term you got
-   **Prorated repayment** based on months remaining
-   **Repayment plus a reletting fee**, which is a separate charge

Full repayment is the common one and it is the harshest. Leaving at month ten of a twelve-month lease with two months free can mean repaying the full concession, not one sixth of it.

## Where it changes a decision
