A broken lease and money owed are separate things, and properties treat them separately. Dallas Apartment Locators tracks which management companies work with each record and what income they require - free to the renter.

A **broken lease** is a rental-history event: you ended a lease before its term. It may or may not have left a balance behind.

**Money owed** is a debt: an unpaid balance with a prior landlord, frequently sold to a collection agency and reported through a rental collection service such as Experian RentBureau.

An **eviction** is neither of those. It is a court process filed in the Dallas County Justice of the Peace courts, and it screens differently again. See

Most renters describe all three the same way when they call - the market groups them under second-chance apartments. But properties screen each differently. Sorting them is the first thing we do, because each opens a different property set.

## Income is the lever

Most Dallas properties want 3x the rent in gross monthly income (2026 criteria). Some run 2.5x. A few run 2x.

A renter with a broken lease who clears 3x is in a materially different position from one who does not. The record does not disappear, but the property’s calculation changes: the risk it is pricing is a payment risk, and income is the direct answer to a payment risk.

That is why the first question we ask is not about the lease. It is about the income.

## How balance status changes your options

The status of a balance changes the answer more than the amount does.

Get anything you paid in writing. A payoff letter from the landlord or agency is the document that turns a claim into evidence, and properties that will consider a resolved balance almost always want to see it.

Paying a balance does not automatically remove the record from screening services like RentGrow or CoreLogic SafeRent. Removal is a separate negotiation with the reporting party and is not something a locator can arrange.

## Which Dallas properties accept a broken lease

Some Dallas operators will not consider an open balance under any income. Some will, with a higher deposit. Some require it paid but do not care how long ago the break was. Some care about the break and not the balance at all.

## Planning an early lease exit?

If you are still in the lease and weighing an early exit, two clauses decide the cost.

**The reletting fee.** A contractual charge in the standard TAA lease for re-renting the unit, separate from a late fee under Texas Property Code Section 92.019. Read the amount before you decide.

**The concession clawback.** If you took free rent, breaking early usually makes it repayable. Those terms sit in a lease addendum rather than the lease body. Read

A negotiated buyout that leaves a zero balance is a cleaner record than a departure that generates a collection. That conversation is worth having with the property before you go.

Can I rent in Dallas with a broken lease?

Yes, at properties that work with it. A voluntary break is generally weighed less heavily than an eviction judgment, and income is the lever that reopens the property set. Is a broken lease the same as an eviction?

No. A broken lease is a lease you ended early, usually by agreement or by leaving. An eviction is a court process: a filing, and possibly a judgment and a writ of possession. They come from different sources and screen differently. A judgment carries the most weight in screening, a filing less, and a voluntary break typically the least.

Can I rent if I still owe a previous landlord?

Some Dallas properties consider it, and how the balance presents matters. An open balance reported to a rental collection service reads differently from one that has been paid or settled. Some properties require a zero balance as a condition; others weigh the balance against income. Tell us the amount and its status and we filter accordingly.

Will paying off the balance help my application?

Usually. A paid or settled balance changes how the record reads in screening, and some properties that will not consider an open balance will consider a satisfied one. Ask the prior landlord or the collection agency for a payoff letter or a paid-in-full statement in writing, and keep it. Removal of the reporting itself is a separate matter and is not guaranteed by payment.

What is a reletting fee?

It is a contractual charge in the lease that a property applies when it has to re-rent the unit after an early termination. It is separate from a late fee, which Texas Property Code Section 92.019 addresses, and it is separate from a concession clawback. If you are considering breaking a lease now, read the reletting clause and the concession addendum together before you decide. They compound.

Does a lease buyout look better than just leaving?

In screening terms, generally yes. A negotiated buyout or a mutual termination that leaves a zero balance is a cleaner record than a departure that generates a balance and a collection. If you are still in the lease, this is worth a conversation with the property before you move.

How long does a broken lease stay on your rental history in Texas?

Screening services like Experian RentBureau and RentGrow typically carry rental history for up to seven years. Each Dallas property sets its own lookback window - some review the full seven years, others weigh only the last three to five. Age helps, and a resolved balance helps more. We describe each property's stated lookback policy and the date we verified it.
